The Specialty

Design and hospitality aren't decorative. They're the yield driver.

Most investors underwrite a property on square footage and a Zillow comp. I underwrite it on what it could become — then I build the proof. Permit history, title chain, flood zone, utility configuration, zoning for ADUs, STR licensing pathway, and a five-year revenue model with conservative, base, and upside scenarios.

My background isn't just real estate. It's two decades of brand strategy, interior design, and business operations. I know what makes a property command $400 a night instead of $180. Aesthetic positioning, spatial storytelling, and smart platform strategy are the differentiators — and I build those into the analysis before the first offer is written.

The properties I bring to investors are the ones I would buy myself — if I had every dollar in the room pointed at one deal. I don't bring deals I wouldn't stake my own name on.

I find the property

I source off-market and on-market properties that meet a specific thesis — lagoon or waterfront adjacency, design transformation potential, STR zoning cleared, and a purchase price that supports the numbers at realistic occupancy.

I build the full picture

Full acquisition diligence: public records, permit history, title chain, flood zone verification, ownership and lien search, utility configuration, ADU potential, and a multi-scenario STR financial model. Every report goes 12 months deep before I release it.

Sign, then access

Once your request is reviewed, you'll receive a property-specific showing agreement. Each report has its own — one agreement covers one deal. Sign it, and you get full access. If you purchase, the buyer's agent commission is covered by the seller at no cost to you.

On commission: All properties listed here have a buyer's agent commission pre-negotiated with the seller at either 2.5% or 3%, paid by the seller at closing — no cost to you. Each report is preceded by a property-specific showing agreement, signed before access is granted, one per property. Design services and property management are separate engagements and are not included in the buyer's agent commission.
