Curated down tothe dimmers.

261 is fully furnished and curated room by room: three bedrooms, a living room and a loft, and a kitchen equipped with full dishes, glassware and appliances. Two and a half baths over two stories.

The shell is Meritage: concrete block and stucco, built in 2022, one of two Sandpiper residences in its building. What came after the build was designed with love and ambiance, and every detail is in the photographs: molding and sconces on the TV wall, chandeliers, layered curtains, dimmers on every light, a mosaic backsplash, a sage-green bedroom, cheetah wallpaper in the powder room. Approximately $38,000 of furnishings and design by the owner’s estimate, all included.

A desk nook in the loft. A walk-in closet. A front-load washer and dryer. Savannas Preserve State Park across the road.

$449,900. Just bring a suitcase. It’s ready for the season.

Block, stucco, and shingle

Concrete block on both levels, a wood second floor, and a sealed, spray-foamed attic.

A two-story Meritage Sandpiper, built in 2022, one of two attached homes in its building. Block walls with stucco on both levels, including the shared wall. The wood-framed second floor bears on the block. Comp shingle roof. Open-cell spray foam under the roof deck makes the attic conditioned.

Section A-A: a schematic section through 261 Osprey Preserve, a Meritage Homes Sandpiper townhome, not to scale.261 is one of two attached Sandpiper residences in its building. A cut across the home between its two concrete block side walls: the shared wall with the neighboring residence on the left, and an exterior wall on the right. The foundation and slab sit at grade. Concrete block walls rise through both levels, finished in stucco outside. The wood-framed second floor, joists and subfloor, bears on the block. Roof trusses carry the roof deck and a comp shingle roof. Spray foam insulation, shown in yellow, is applied to the underside of the roof deck, creating a conditioned attic.
