Lead Generation
Always-on campaigns and content that pull buyer inquiries statewide, before they ever call an agent.
My system finds the buyer. You show homes. We split 50/50.
I'm building a national network of partner agents, open in every state: my systems find the buyers, qualify them, and match them to you by county and working style. You take the showing. 50/50 split, referral paperwork through my brokerage.
My system learns what each buyer wants and hands you a warm introduction, not a cold lead.
The Florida Buyer Partner Program is my referral network: statewide in Florida, open to licensed agents in every state, broker to broker. You join as a showing partner. I run the marketing, lead generation, buyer intake, analysis and communications, and refer matched buyers to you for a 50/50 commission split through my brokerage.
Tap a county on the map to claim it.
Step 01
Pick your counties, then the cities and neighborhoods you actually know.
Pick your territory on the map: any of Florida's 67 counties, plus the specific cities and neighborhoods you actually know. That precision is what makes the match work later.
No cost to join. No exclusivity. No commitment by applying. Every application is reviewed personally by me. The referral agreement is signed per buyer, through my brokerage, before any introduction is made, so there's never a misunderstanding about who does what or how the split works.
Buyers are only half of it. If you have a listing, I build and run everything around it, quietly: its own website, the copy, campaigns, a desk that answers buyers day and night, follow-up and reporting. You keep the credit and the listing of record.
I take listings anywhere in the United States. Canada by application.

Everything a partner gets is already running behind this page: the same machinery I put behind every buyer.
Always-on campaigns and content that pull buyer inquiries statewide, before they ever call an agent.
Conversational intake that captures budget, timeline, financing, and the nuance a form never gets. Seven languages, around the clock. It's the same desk you can talk to below.
Comps, the price trend, the case for the offer, and whether a resale beats the new build.
The builders on their shortlist side by side: what's standard, what's an upgrade, and where the money actually goes.
Monthly payment, closing costs, and cash to close, run before anyone falls in love with a floor plan.
The search narrowed to three real options, with the tradeoffs written down instead of argued about in a parking lot.
You enter here.
Everything above already happened. The buyer who reaches you knows their number, their shortlist, and what they are looking at. Everything below keeps running after you meet them.
Buyers reach you matched on more than geography: pace, communication preference, and how they build trust. Someone who needs three days to think is not sent to an agent who wants an offer by Tuesday.
What the incentive actually costs, what the addendum actually says, and which deadlines move and which never do.
The paperwork read back in plain language, so nobody signs something they only half understood.
I build the strategy on every deal I send and I'm in the room for the negotiation. You are never on your own with a builder or a seller.
Every follow-up, reschedule and update handled from my side, in my voice, with full context.
Referral agreements prepared and e-signed. Count the steps in this application: that is the system.
* I explain the language and what it means for the deal. That is assistance, not legal or financial advice, and it does not replace an attorney or a lender.
Claim as many as you cover. In the application you'll set the days and hours you show for each county, one at a time, and name the cities and neighborhoods inside them. If any of that changes once you have a file with me, send me the edit and I'll update it.
Zoom, pan, and claim the counties you cover.
Set the days and hours you show in each county, and name the cities and neighborhoods you actually work. You can do this now or leave it for the application.
Partners can claim any Florida county, from Pensacola in the western Panhandle to Key West at the end of the Overseas Highway. Tap a county name to add it to your selection.
Your state's counties, its metros, how the referral works where you are licensed, and the listing partnership. Marked states are where LoKation operates: an in-house referral, paid through our broker.
The Florida Buyer Partner Program is my statewide Florida referral network. Local agents in any of Florida's 67 counties join as showing partners. I run the marketing, lead generation, buyer intake, analysis and communications, and refer matched buyers to the local partner for a 50/50 commission split through my brokerage.
When my pipeline produces a qualified buyer in your territory, a referral agreement is signed through my brokerage before the introduction is made. You represent the buyer locally (showings and everything in person), and at closing, the buyer-side commission is split 50/50 between you and me under that agreement. One agreement per buyer, so the terms are always explicit.
Everything except the handshake. My systems run the marketing that attracts buyers, the conversational intake that qualifies them, the market analysis behind their search, and all ongoing communications. You spend no time on marketing or intake. When a matched buyer is ready, you take the showings. The desk on this page is the same technology, live.
You show. I stay in it with you. I build the strategy on every deal I send, and I'm in the room for the negotiation, whether that means I run it or I back you while you do. You are never on your own in the transaction, with a builder or a seller, and you are never expected to know something you have not run into yet. That's the part I own.
Any of the 67, from Escambia in the Panhandle to Miami-Dade and Monroe in the southeast. You can claim multiple counties, and you'll pin the specific cities and neighborhoods you know best during the application. Matches are made on that precision, not just the county line.
Nothing. There is no fee, no exclusivity, and no obligation from applying. The economics are simple: I earn my half of the split only when a referred buyer closes with you.
Only a conversation. Applying puts you in my partner database, pinned to your counties, availability, and working style. I review every application personally. The referral agreement (the actual commitment) is signed per buyer, through my brokerage, only when a real match exists. You need an active real-estate license in the state where you claim counties.
Yes. The network is open to licensed agents in all 50 states and DC. Referrals run broker to broker: your broker and my brokerage sign the referral agreement before any introduction. If you are with LoKation in a state where LoKation operates, it is an in-house LoKation referral, paid through our broker. Pick your state above the map, or find your state's page.
Yes. The desk conducts the entire interview fluently in Spanish, Arabic, Haitian Creole, French, Portuguese, Russian, or Mandarin. Pick your language with the EN button at the top and it carries into your application. This page's legal terms are in English; ask the desk to walk you through anything in your language.
