Consulting / Silent Listing Partnership
Silent Listing Partnership · for agents
I run the listing engine. You keep the credit.
Same listing, same sign, your name on all of it.
A 68-second film of what one listing gets, recorded from a live listing built this way and from the agent screens behind it. Agent screens show sample data.
Film transcript. A listing gets a production: real footage of a home and its community. Its own website, by Friday: the listing site on a phone and a laptop, with the gallery and a 3D floor plan. Buyers see the life around it: drive times from the front door and the town nearby. At 11:48 pm a buyer asks the desk for the HOA documents and they are emailed on the spot. A showing request is sent and the pre-touring agreement is signed on the phone. Every buyer gets a decision kit and a matched-homes email that explains why each home fits. Open house notes become personal thank-you notes waiting for the agent's OK. The seller gets a Friday report with showings, feedback, questions answered and price position, and the week's posts are approved in the agent's branding. Three offers are compared side by side with the net to the seller and a recommendation. Elevate your brand, your listings, your communication, your sales, your seller's experience. Your name on everything.
Within a week it has its own website, a desk that answers buyers at midnight, and a story worth sharing.
Your sellers see a launch they will remember. I work silently. You keep the listing, the credit and the relationship.
Silent means silent. My name never appears on your listing, your posts, your emails or your signs. Your seller and your buyers only ever see you and your brokerage.
The first week
No onboarding marathon. You sign, your photographer shoots to my list, and by Friday the listing is live under your name.
MeI study the property and send your shot list and creative direction.
YouSign the referral agreement.
YouYour photographer, drone pilot and videographer shoot to the list.
MeOn call for direction.
MePositioning, copy and the listing website take shape. Renderings or staging if the house asks for them.
MeBuyer desk trained on the listing, documents loaded, campaigns and social content ready for your approval.
YouApprove. It goes out under your name and your brokerage.
A typical first week once the media lands on schedule. Larger and commercial properties can take longer.
What you bring
Professional photography, drone and film, at minimum. Before anyone shoots, your photographer gets my shot book: what to frame, from where, and at what hour.
End of the shot book
Your photographer gets this before the shoot.
Typical South Florida ranges for 2025 and 2026, compiled from published price sheets of regional listing-media studios and national cost guides. Not quotes: your photographer quotes the real number, and you pay them directly.
What I handle
Built at my cost, run under your name. Tap any line to see what it is.
Its own address on the web: gallery, floor plan, area guide, payment calculator, documents on request and showing requests, all in one place.
The narrative that tells a buyer what this home does best, written once for the MLS, the site and every channel, in one voice.
When an empty room needs imagination or a plan needs a picture. Only when the property calls for it, and always labeled as such.
Campaigns planned and built for the channels this buyer actually uses, timed around the launch and the open house.
Posts, reels and captions made for you to share as your own. Your brand, your voice, your brokerage name.
Dates, invitations and the plan for every visitor. You or your team host; I make sure people come and hear back.
Answers buyer questions about the home at any hour, emails documents on request and takes showing requests, so no inquiry waits until morning.
Every visitor hears back, with or without their agent, while the house is still fresh in their mind.
What buyers here compare it to, what those homes sold for, and what that means for the price and the pitch.
Where the attention came from, what changed, what to adjust. Clean enough to forward straight to your seller.
Your call
Three levels of access. Each one works your own book, not just your feed. Watch a launch week at each level.
Level 1I hand you the content. You send it.
Your launch kit is ready. Nothing to download, nothing to chase.
Sized for each platform, captioned, and in your brand, not mine.
I read your CRM and hand you a short list, each with the reason and a drafted note.
Posts and personal notes, ready together. Nothing goes out until you approve it.
Every note lands in your CRM with a follow-up task, so nothing lives only in my head.
You see who answered, who forwarded it, and who to call first.
Comments, messages, and strangers who found the listing through the campaign, all in your voice.
Anniversaries remembered, quiet buyers re-engaged, showings booked with the agreement signed. All logged.
A report under your name, and one line about your week.
End of the week
Whatever level you choose, the referral stays 30%.
Whatever level you choose, the referral stays 30%. Your part at every level: meet and greet in person, and keep every conversation inside the channels connected to the system. That is how I always have the context, and how nothing falls through.
Every post and ad carries your brokerage name, per your state’s advertising rules. At levels 2 and 3 nothing goes out until you approve it, unless you tell me you'd rather skip the review. Names, messages and numbers above are samples.
After it closes
A note on the look
Your listing will never look like mine.
The look follows you and the property. Every listing gets its own creative direction, its own palette, type and tone, so it reads as yours and nobody else's.
Lakeside
Single story on the water. Soft, warm, unhurried.
The Residence
High-floor condo. Brass, deep browns, evening light.
Bay 4
Flex warehouse. Specs first, clean and loud.
Three listings, three directions. Illustrative.
The math
$500 marketing fee up front, paid when the broker-to-broker referral agreement is signed. 30% referral on close, paid broker to broker. Put in your own numbers.
Use the figure in your listing agreement. Commission is always between you and your seller.
Yours to keep. The listing, the credit and 70% of your side.
Plus the $500 marketing fee up front. It pays for work begun and is non-refundable once work begins. If the listing doesn't close within the listing agreement period, no further fees are owed.
Estimates from typical published rates for freelance and service-company work in 2025. Assumes one listing and one month of coverage; your vendors will quote differently.
How I accept a listing
Before any work starts, I read the listing and the seller's listing agreement. It protects your seller, your listing and the work.
Full-service and exclusive. Exclusive agency listings are declined.
Enough term left on the agreement, and a protection period after it.
No free-cancel clause, and compensation set out clearly.
Realistic against the market, so the work has something to win.
Professional photography, drone and film, shot to the brief.
Work starts once the broker-to-broker referral agreement is countersigned and the $500 marketing fee clears.
If the listing ends
Where
Live
All 50 states and DC, every county. The referral runs broker to broker wherever your listing is, or in-house when you are with LoKation in a state where LoKation operates. Find your state.
By application
Tell me about your listing. Canadian listings start once both brokers have signed the referral agreement and the $500 USD marketing fee has cleared.
How we start
A short conversation, not a screening form. I reply personally within 48 hours.
The address, the seller's situation, your broker and the listing agreement. If your broker hasn't signed yet, we can scope it now and you return the signed agreement within 7 days.
The broker-to-broker referral agreement is countersigned and the $500 marketing fee is paid. Your shot list arrives the same week.
You hold the listing and the relationship. When it closes, the 30% referral is paid broker to broker.
Your details first, then a short conversation with the same kind of desk your buyers would meet. I review every one myself.
Marketing fee, $500, paid up front when the broker-to-broker referral agreement is signed. Non-refundable once work begins. It covers the strategy, copy, the website build, campaigns, creative direction and comps. It is separate from the referral.
Referral, 30% of the listing-side commission, paid broker to broker at closing. If the listing doesn't close within the listing agreement period, no further fees are owed.
Credit: the listing stays in your name the whole way through. You remain listing agent of record and your seller's primary contact.
Confidentiality: mutual. I see your listing; you see the work. Neither leaves the partnership.
Up front, when the broker-to-broker referral agreement is signed. It's a marketing fee for the work that starts that week, separate from the referral. The referral is only owed if the property closes.
No. You remain the listing agent of record and the seller's primary point of contact. My role is entirely behind the scenes.
That's fine. We can scope the work now and you return the signed referral agreement within 7 days. Work starts once it's countersigned.
No. Everything goes out under your name and your brokerage. I work behind you.
No. Your seller deals only with you, and every email, post and sign carries your name and your brokerage.
Each listing we do together adds to your track record, so your next seller sees what you deliver before they sign.
I'll review the details and reply within 48 hours with confirmation, any questions about the listing agreement, and a proposed start date.
