My system finds the buyers. You show homes in Virginia. The buyer side splits 50/50.

Broker-to-broker referral

How it works here

I run the marketing, buyer intake and matching from Florida. You show homes in Virginia under your own license. When a buyer my system finds is ready for your area, the referral runs broker to broker and the buyer side splits 50/50.

133counties and independent cities you can claim

Broker-to-broker referral

Any brokerage works. Your broker and mine sign before any introduction.

Claim as many as you actually work. In the application you name the cities and neighborhoods inside them, and the days you show. Licensed in a neighboring state too? Claim across the line in the same application.

02 · Where buyers land

Virginia's major metros.

  1. Northern Virginia in the Washington, D.C. metro
  2. Virginia Beach and Norfolk
  3. Richmond
  4. Roanoke

Metro areas as the U.S. Census Bureau defines them. Buyers land outside the metros too, and every county or city is open.

03 · How the referral works in Virginia

Three steps. The paperwork comes first.

  1. The agreement is signed first.

Your broker and mine sign a broker-to-broker referral agreement, per buyer, before any introduction. You work under your own Virginia license and your own broker.

  2. I send you a buyer who is ready.

My system runs the marketing, the intake, the market analysis and every message. When a buyer fits your area and the way you work, I call you with the brief.

  3. You show. We split 50/50.

You take the showings and the in-person side of the purchase. I stay on analysis, communication and strategy. At closing, the buyer-side commission splits 50/50 under the referral agreement.

04 · Have a listing in Virginia?

The silent listing partnership. Your listing, elevated by Friday.

If you have a listing in Virginia, I build and run everything around it, quietly: its own website, the copy, campaigns, a desk that answers buyers day and night, follow-up and reporting. You keep the credit and the listing of record.

$500marketing fee up front, when the broker-to-broker referral agreement is signed30%referral on close, paid broker to broker. The listing stays in your name the whole way through.

Across the line

Licensed next door too?

Virginia borders District of Columbia, Kentucky, Maryland, North Carolina, Tennessee and West Virginia. If you hold a license on both sides, claim counties and independent cities in each state in the same application.

Questions agents ask

Virginia, straight answers.

Can a Virginia agent join a Florida agent's referral network?

Yes. The network is open to licensed agents in all 50 states and DC. You work under your own Virginia license and your own broker; the referral agreement is signed broker to broker, before any introduction.

My brokerage is not LoKation. Does that matter?

No. Any brokerage works. LoKation operates in Alabama, Colorado, Florida, Georgia, South Carolina and Texas; everywhere else, including Virginia, the referral runs broker to broker between your brokerage and mine.

Which counties and independent cities can I claim in Virginia?

Any of the 133, from Accomack to York. Claim as many as you actually work, then name the cities and neighborhoods inside them. Matches are made on that precision, not just the county or city line. Virginia's independent cities stand apart from the counties around them, so they are listed on their own.

Do I need a Florida license?

No. You need an active license in Virginia, where you show homes. I hold the Florida license; each of us works under our own.

Do you already have partners in Virginia?

The network is open in every state, which is different from saying a partner already covers your county or city. Who covers what stays between me and my partners. Applying is how you get on the map.

Can I bring a Virginia listing to the listing partnership?

Yes. I take listings anywhere in the United States. A $500 marketing fee up front when the broker-to-broker referral agreement is signed, and a 30% referral on close, paid broker to broker. The listing stays in your name.

What does it cost to join?

Nothing. No fee, no exclusivity, no obligation from applying. I earn my half of the split only when a referred buyer closes with you.
