Agent network · District of Columbia

Hey, D.C.The whole District is open.

My system finds the buyers. You show homes in District of Columbia. The buyer side splits 50/50.

Broker-to-broker referral

How it works here

I run the marketing, buyer intake and matching from Florida. You show homes in District of Columbia under your own license. When a buyer my system finds is ready for your area, the referral runs broker to broker and the buyer side splits 50/50.

1district, every neighborhood in it

Broker-to-broker referral

Any brokerage works. Your broker and mine sign before any introduction.

Claim as many as you actually work. In the application you name the cities and neighborhoods inside them, and the days you show. Licensed in a neighboring state too? Claim across the line in the same application.

02 · Where buyers land

One city, one metro.

  1. Washington, D.C.

Metro areas as the U.S. Census Bureau defines them. Buyers land outside the metros too, and every neighborhood is open.

03 · How the referral works in District of Columbia

Three steps. The paperwork comes first.

  1. The agreement is signed first.

Your broker and mine sign a broker-to-broker referral agreement, per buyer, before any introduction. You work under your own District of Columbia license and your own broker.

  2. I send you a buyer who is ready.

My system runs the marketing, the intake, the market analysis and every message. When a buyer fits your area and the way you work, I call you with the brief.

  3. You show. We split 50/50.

You take the showings and the in-person side of the purchase. I stay on analysis, communication and strategy. At closing, the buyer-side commission splits 50/50 under the referral agreement.

Questions agents ask

The District, straight answers.

Can a District of Columbia agent join a Florida agent's referral network?

Yes. The network is open to licensed agents in all 50 states and DC. You work under your own District of Columbia license and your own broker; the referral agreement is signed broker to broker, before any introduction.

My brokerage is not LoKation. Does that matter?

No. Any brokerage works. LoKation operates in Alabama, Colorado, Florida, Georgia, South Carolina and Texas; everywhere else, including District of Columbia, the referral runs broker to broker between your brokerage and mine.

How does the District work?

The District of Columbia is a single county equivalent, so you claim it once and then name the neighborhoods you actually work in the application.

Do I need a Florida license?

No. You need an active license in District of Columbia, where you show homes. I hold the Florida license; each of us works under our own.

Do you already have partners in District of Columbia?

The network is open in every state, which is different from saying a partner already covers your neighborhood. Who covers what stays between me and my partners. Applying is how you get on the map.

Can I bring a District of Columbia listing to the listing partnership?

Yes. I take listings anywhere in the United States. A $500 marketing fee up front when the broker-to-broker referral agreement is signed, and a 30% referral on close, paid broker to broker. The listing stays in your name.

What does it cost to join?

Nothing. No fee, no exclusivity, no obligation from applying. I earn my half of the split only when a referred buyer closes with you.
